Uses and Benefits
-
QC Canada offers two high-quality solvent-based sealers: QC
SOLVENT SEAL 27 and QC SOLVENT SEAL 18.
-
QC’s solvent-based acrylic sealers provide deep gloss finishes
on both interior and exterior concrete, as well as terrazzo,
brick and masonry surfaces.
-
QC SOLVENT-BASED SEALERS are excellent choices for sealing
and enhancing the following surfaces:
-
Coloured, imprinted concrete
-
Coloured concrete that has been uncoated or stripped
-
Acid-stained or colour-hardened concrete that has been
uncoated or stripped
-
Uncoloured concrete that has been uncoated or stripped
-
Interior high-traffic retail or public areas
-
Interior concrete surfaces that will be regularly maintained
and recoated
-
Exterior concrete surfaces that will weather naturally
-
Exposed aggregate
-
These sealers protect surfaces against dusting, staining and
dirt with nonyellowing finishes.

When applied according to directions, these sealers will deepen
and enhance the colour of concrete, terrazzo or masonry surfaces.

The sealers enrich the tone of concrete coloured with QC COLOUR
HARDENER as well as accentuate the surface character of concrete
treated with QC PATINA STAIN . Tinted QC SOLVENT-BASED SEALERS
are not meant to be the primary colouring system. Any one of
these tinted sealers should be used with another QC concrete
colouring product.
QC Solvent Seal 27—Applicable Standards
QC SOLVENT SEAL 27 complies with the following regulations and
requirements:

QC SOLVENT SEAL 27 may be used in San Diego County and in
many other California counties. The VOC content in this sealer
complies with VOC content regulations in the San Diego Air Quality
Management District. Before use, consult local and state regulations,
the United States EPA, or QC CONSTRUCTION PRODUCTS to determine
if this product complies with VOC regulations in your area.

QC Solvent Seal 18—Applicable Standards
QC SOLVENT SEAL 18 complies with all VOC content regulations,
except for California VOC regulations. Before use, consult local
and state regulations, the Environmental Protection Agency, or QC
CONSTRUCTION PRODUCTS to determine if this product complies with
VOC regulations in your area.
Before Any Application for All QC Solvent-based Sealers
1. When using any of these solvent-based sealers, your
surface must be clean and completely dry before application. If
your surface is not clean or completely dry, the sealer may turn
white or hazy, or the sealer may fail to form a proper film.
2. Before applying product to new or existing concrete,
test your QC SOLVENT- BASED SEALER in an inconspicuous area for
desired results. If in doubt about application, contact QC CONSTRUCTION
PRODUCTS.
Application to New Concrete for All QC Solvent-based Sealers
1. Warning: Do not apply QC SOLVENT-BASED SEALERS to fresh
concrete. These sealers are not curing compounds. Allow at
least 14 days for concrete to cure or wait until the concrete has
reached a uniform colour. For optimum results, allow concrete to
cure for 28 days or longer.
2. Because of their high-solids content, QC SOLVENT-BASED
SEALERS are best applied with an airless sprayer. For smooth-troweled
concrete, a lambswool applicator may be used. For rough surfaces
or for textured concrete, a pump-up sprayer or an airless sprayer
may be used. For small areas, a short-nap roller may be used. Apply
the sealer uniformly and maintain a wet edge to avoid roller marks.
3. Important: When applying a QC SOLVENT-BASED SEALER,
do not allow the sealer to puddle. Apply the sealer as uniformly
as possible, without leaving either spaces or puddles. Thin applications
will give better results than one single, heavy application.
4. Two light coats of QC SOLVENT-BASED SEALER at the recommended
coverage rates are usually sufficient to seal and protect. However,
if you want increased gloss, durability and extra protection, apply
additional coats after initial coats are dry.
Application to Existing or Old Concrete for All QC Solvent-based
Sealers
1. Surface must be thoroughly cleaned, rinsed and allowed
to dry. To clean surface, use one part QC CONCRETE DEGREASER to
eight parts water. On smooth surfaces, scrub in with automatic scrubber
or use a low-speed buffer equipped with scrubbing pads or brushes.
After scrubbing surface, use a mop and ringer bucket with clean
water to rinse the surface of remaining residue. On rough surfaces
or textured concrete, use the same equipment as with smooth surfaces
but rinse with pressure-washer.
2. If applying sealer to existing concrete, paint or other
coating, test prior to application in an inconspicuous area to ensure
compatibility. If in doubt about surface of existing concrete, contact
QC CONSTRUCTION PRODUCTS.
3. After cleaning and testing surface, follow application
steps listed above in the “Before Any Application” and “Application
to New Concrete” sections.
Supplemental Surface Treatment for All QC Solvent-based Sealers
1. For areas where oil spills may occur, like parking garages
and driveways, use QC SOLVENT-BASED SEALERS according to application
directions above. QC SOLVENT-BASED SEALERS, upon initial contact
with oil, will resist oil stains.
2. However, if oil is left on the surface for an extended
period of time or if the oil is not properly cleaned up, the oil
may penetrate the sealer and go into the concrete. Should
oil penetrate the sealer, that area can be cleaned with QC CONCRETE
DEGREASER to remove oil and recoated with QC SOLVENT-BASED SEALERS.
QC Solvent Seal 27—Drying Times

Note – Drying times below will vary depending on surface
porosity, temperature, humidity and local conditions.

Set to Touch – Surface can be lightly touched one
to two hours after application.
-
Recoat – Surface can be recoated two to four hours
after each application.
-
Light Traffic – Light traffic can be allowed 24 hours
after final coat.
-
Vehicle Traffic – Vehicle traffic can be allowed one
to two days after final coat, depending on temperature.
QC Solvent Seal 18—Drying Times

Note – Drying times below will vary depending on temperature
and humidity.

Set to Touch – Surface can be lightly touched 30 –
60 minutes after application.
-
Recoat – Surface can be recoated two to four hours
after each application.
-
Light Traffic – Light traffic can be allowed 24 hours
after final coat.
Maintenance
-
Day-to-Day Cleaning – QC SOLVENT-BASED SEALERS, like
all surface sealers, must be kept clean for maximum durability
and protection. Frequent sweeping or vacuum-removal of loose
soils will significantly increase the wear-life of QC SOLVENT-BASED
SEALERS.

Maintenance Cleaning – Clean solvent-based sealed
surfaces with QC FLOOR CLEANER (a water-based detergent cleaner),
rinse and let dry. On interior surfaces where routine maintenance
is required, use an automatic scrubber.

Removing Ground-in Soils – For removal of ground-in
soils, use QC FLOOR CLEANER diluted to two to four ounces per
gallon of water. For interior surfaces, use an automatic scrubber
equipped with light-cleaning scrub pads. Pick up cleaner residue
with a wet vacuum or automatic scrubber. For outdoor surfaces,
scrub with a low-speed buffer. Rinse by pressure-washing thoroughly.
For both indoor and outdoor surfaces, let dry before opening
to traffic.

Preparing Interior Sealed Surface for Additional Floor
Finishes – After sealing interior surface with QC SOLVENT-BASED
SEALERS, it is recommended that QC INTERIOR FLOOR FINISH then
be applied as a protective topcoat. To prepare sealed surface
for a finish application, clean surface with QC FLOOR CLEANER
as outlined above, then rinse with clean water, and allow to
dry. In addition to QC INTERIOR FLOOR FINISH, all water-based
QC SEALERS may be used over QC SOLVENT-BASED SEALERS.
Removablity
QC SOLVENT-BASED SEALERS may be removed using QC SOLVENT SEAL
STRIPPER (see separate QC PRODUCT INFORMATION BULLETIN for this
specific product use).
Limitations
-
QC SOLVENT-BASED SEALERS will protect concrete from dusting
and soiling if applied properly, evenly, with adequate film
thickness, and with sufficient coverage as outlined in the application
directions.

Insufficient number of coats of QC SOLVENT-BASED SEALERS will
result in inadequate protection for the concrete.
-
Failure to remove dirt and debris from the surface or failure
to properly clean the surface will result in premature wear
and will impair penetration.
Coverage Guide
-
Note – Actual coverage may vary depending on the texture,
porosity, condition of the concrete, the application method,
and other local conditions. Two light coats of QC SOLVENT-BASED
SEALER at the recommended coverage rate are usually sufficient
to seal and protect. However, if you want increased gloss, durability,
and extra protection, apply additional coats after initial coats
are dry.

Smooth Finish, Per Coat – Material usage, per coat,
is approximately 300 – 500 square feet per gallon.

Rough or Broom Finish, Per Coat – Material usage,
per coat, is approximately 250 – 400 square feet per gallon.

Using QC SOLVENT-BASED TINT CONCENTRATES, QC SOLVENT-BASED SEALERS
may be tinted to match any colour shown on any QC colour chart or
may be tinted to match any custom colour. Because tint colours may
vary slightly from batch to batch, be sure to order enough tinted
sealer to complete a specific job.

Warranty
QC SOLVENT-BASED SEALERS are warranted to be of uniform quality
within manufacturing tolerances. Since control is not exercised
over use, no warranty, expressed or implied, is made as to the effects
of such use. Seller’s and manufacturer’s obligation under this warranty
shall be limited to refunding the purchase price of that portion
of the material proven to be defective. The user assumes all other
